What will I learn at The Academy?
DAY 1: On the first day at the Academy, you will get an opportunity to express your career desires and goals. This will help me personally guide and assist you throughout the training with your goals in mind.
We will also discuss home staging tips, work on 2 accessory exercises and you will create a  style board.

DAY 2: On the second day of the program, you will learn space planning and do a 6 part space planning exercise, learn step by step how to stage a room and then stage a live home utilizing what the homeowner already owns.

DAY 3: On the third day, you will learn how to select paint colors and color theory, the furniture rep will come and talk about furniture rental and we out into the field and prepare a mock bid on a vacant home. The Academy is the only school in the nation to teach this home staging service out in the field.

DAY 4
: On the fourth day, we discuss how and what to charge for your services and work on a real home where you will prepare a consultation report. This is a service where you will be giving the homeowner all the advice they need to know to stage the home themselves. We will role play and switch off between homeowner and stagers and compare everyone’s ideas and solutions for the home. It is this type of training environment that most students realize the value of live, classroom instruction in which the students are participating in their own exercises and learning from everyone else’s journey as well. Think Twice about a Home Staging Career

New Year, New Career!

Have you been thinking about making a career change lately?
Maybe you would like to be in charge of your own schedule doing something you love and being paid good money in exchange for your talents?

That’s how I felt a few years when two of my biggest clients announced they were moving on and I was to lose over 70% of my current income! Yikes - I needed to do something quick and whatever that was going to be, I knew it had to meet certain criteria:

     1. It needed to be a business that took very little time and money to get up and running

     2. In order to replace 70% of my income, it needed to be a lucrative choice
     3. As long as I was starting over, I was hoping to find something I could be passionate about.

Pretty tough criteria to meet on all levels. I had always thought that the easy to train for, fun and desirable high paying fields were already saturated. Then I was introduced to home staging.

 I must admit, when I was first considering home staging, there were some things that had me worried. I knew from watching all the televisions shows that I would love directing a design project from start to finish and watching the incredible difference in the before and afters. But I still wondered how much work would be out there and if I could really make a go of it. What if I put myself out there and no one ever called?

To my great relief - I had my first staging client within a couple weeks. Turns out, home staging has been around for over 30 years and is the #1 career poised for growth according to CNN and Career Builder.  

Now I look forward to my work. Gone are the days that I yearned for something different or better. For me, the best part about being a home stager is solving a creative challenge that results in a complete visual transformation. It was easy to master this design skill set but I am always excited to realize that every project is different and I never get bored! As a side benefit,  I have helped hundreds of people sell their home faster and for more money and they are truly grateful for my services. (I also happen to be very fond of my boss for the first time in my life!)

Home Staging Training Myths Uncovered

So many people ask me what the best type of Home Staging training is and if they can really learn all they need to know in a Home Staging Training program to start a successful Home Staging business.

As a Home Staging educator, I have compiled the differences for easy evaluation between the different types of trainings available:

  • Online
  • 3 day Workshops
  • 5 Day Hands-On Private Training

Online Training is available for those who feel confident in their design aptitude and learn better from audio and visual, rather than by doing. Although many of these programs may be more affordable than a hands-on training experience, the trade off is this type of training has the least hands-on and instructor interaction. If you are a self starter, committed to finishing this type of program, this may be for you. We rate this type of training a Bronze.

Three day Workshops (24 hour trainings). You will likely learn a good amount about starting your business however, there is typically not enough time for much experiential learning and you will have little or no personal instructor interaction as these events can be quite large with upwards of 30 or 40 people. These workshops are great for people who like condensed, fast paced, hands-on learning but are not concerned about having an experiential journey, design training or personal coaching. We rate this type of training a Silver.

Five Day Courses (40 hour trainings) receive the Gold in terms of Home Staging Training. How to Motivate your Clients to make changes

It’s no surprise that many people are feeling a bit overwhelmed by today’s Real Estate market. It’s up; it’s down, with foreclosures all around.  This is a confusing time for home sellers because a couple years ago, a good percentage of homes were selling in as little as a few weeks, some with multiple offers. In today’s market we have more inventory and ever changing interest rates.  On one hand, buyers have more choices when seeking to purchase.  On the other hand, home sellers have more competition in attracting a buyer for their home.

In both circumstances, it comes down to the home owner delivering a product that buyers are seeking. Clean, well balanced, neutral and inviting spaces that showcase all the features the home has to offer.

With so many homes having the same floor plan as the next, it is imperative that homes be designed in a manner that differentiates them from their competition. Hiring a Professional Stager works because many homeowners are not able to look at their home objectively with “buyer’s eyes”. People live in their home the way that works best for them but this is typically not the “look” buyers get excited about or make higher offers for. Staged homes statistically receive 3-10% higher offers than homes that are not staged.

So, what do I say to motivate my clients to make the needed changes?

When I am preparing a customized staging plan for home owners, I typically refer to the trends of buyers when trying to motivate a home seller that is unsure about committing to my suggestions. I am not the reason they need to make changes - the consumer who is demanding a certain level of standards is.

So here are a couple of statements that help sellers understand why they might benefit from improving the showing condition of their home:

-         Buyers are seeking move-in condition homes and willing to pay more money for them. By addressing these things now, you will appeal to a broader audience of buyers.

-         Neutralizing so buyers can envision their belongings in the space will help them form emotional attachments to your home. Emotional connections procure offers.

-         Buyers find the space easier to relate to and more valuable and relevant to their wants and needs when rooms are staged in the manner in which they are meant to be used. For example a dining room should be staged as a dining room rather than an office or play room.

-         I am here to help you sell your home faster and for more money. All of the advice I am giving you is based on increasing your bottom line.

-         By following through on these suggestions, you improve your chances for a quicker sale. If by selling faster you save at least one price reduction, you will retain several more thousand dollars of equity in this home.

-         Staging every room in your home creates a consistent look and feel. The more attractive your home is, the higher the offers people will make. Why? Because in our society, people expect that highly attractive things usually cost more and we tend to “bargain” less when something is just what we have been looking for.

How to Become a Home Stager in 5 days?!

Have you always dreamed of having an exciting career in design but didn’t want to spend tens of thousands of dollars and years in training?

 

Are you like me? Watching all the design shows on tv and wondering, how can I do something that is rewarding, challenging, fun, creative, and here’s the big one……….get paid for it? Preferably, enough money to make a good living…..

 

How I discovered Home Staging

 

One day, my Mom was telling me how my cousin had hired a stager to come in and stage her home for sale. She said it sold in less than 2 weeks while others in the area had been sitting for months. Many of her neighbors had taken price reductions of ten to fifteen thousand dollars per adjustment while my cousin had only spent 2,000 getting her home ready and sold in 12 days for almost full price. I was happy for my cousin, but why all the talk about home staging?

 

Then the conversation took an interesting twist. My Mom told me that my cousin was thinking about becoming a home stager and that anyone could become a stager in just 5 days of training!!!

 

Could this be true? 5 days?? I could hardly believe my ears. Could I really become a designer of homes in 5 days? Sure enough, after researching, I discovered many “schools” delivering a complete ‘business in a box’ program for home staging and never looked back.

 

Today I am a successful home stager with a school of my own located in the beautiful town of Valencia, located in northern Los Angeles County in California. I have incorporated all of the things I thought were missing from other training programs and have what I consider to be the most comprehensive home staging program available. What can you expect to learn in a Home Staging Program?
